Why Call Pan Pacific Financial?


Pan Pacific Financial wants to help people who need a competitive loan to consummate an income property purchase, improve their existing financing or who are normally residential loan agents not familiar with the intricacies of income property lending. With over 50 years of income property mortgage lending experience in the company, we have been exposed to lots of situations that have required creative thinking for solutions. When you call, we'll ask questions that reject deals that have little or no chance of success. Based on our vast experience, we won't just tell you what you want to hear, we'll try to save your time and ours if a loan request seems unrealistic.

Considering calling the bank directly? Consider this: Will you get a mortgage person or a banker looking to increase deposits? We add value to the situation because we know who to call. We have ongoing relationships with loan specialists who trust us and will give us good service based on past successes. We know which funding sources like which kinds of property types. We effectively encourage institutional type loan officers to service your request as soon as possible.

Brokers--Are you afraid you may lose your borrower by sending the client to us? We will sign a non-circumvention agreement with you that says we will not contact your client directly without your permission.

Here's some examples of deals that needed our help:

Gas Station Loan - The applicant thought he had SBA financing and was all set to buy a gas station, but financing dissolved and Shell gave the applicant 30-days to purchase property or lose $50,000. Borrower needed a 90% loan. We arranged a private money loan secured by subject property, with a second on a rental house and personal residence and the purchase was consummated.

Truck Terminal - Buildings on the property were small and most of the 9-acre property was used for parking, so many lenders felt excessive land was the only loan security and the trucking terminal tenant had lost a tomato hauling contract representing over half of their income. Based on successful history of operation and high liquidity of applicants, one of our bank lenders made a fixed rate loan.

Apartment Refinance - A residential loan broker who raised llamas in a rural community outside California needed help refinancing an apartment complex. She didn't know us, but trusted us to represent her and her client and we placed the loan with one of our savings and loan investors.

Background and Experience:

Immediate Employment:

Bob Ash has been employed for the last 15 years in Roseville (Sacramento Area) as President and owner of Pan Pacific Financial Corporation, a loan correspondent arranging institutional and private money income property loans.

Prior Past Employment:

Three and one-half years in Sacramento as Executive/Senior Vice President/Regional Manager of former Oregon based mortgage-banking firm that was a mortgage loan correspondent for several life insurance company lenders.

Two and a half years in Sacramento operating Pan Pacific Financial Corporation specializing in the placement of permanent and construction financing for commercial and multi-residential projects. Loans were placed with many and varied sources, including savings banks, banks, savings and loans, and life insurance companies.

Four years in Sacramento as Executive Vice President and Western Regional Manager of six Pacific Coast income property institutional loan production branches generating approximately $250,000,000 in permanent and construction loans per year for a wholly owned mortgage company subsidiary of a Florida savings bank.

In addition to loans place with the parent company, placements were made with other institutional lenders.

Thirteen and one-half years in San Francisco Bay area, San Jose and Seattle, as Senior Vice President in charge of western income property loan production for a large mortgage company owned by an eastern bank. Duties included marketing permanent and interim loans to institutional investors and REITS and arranging construction loan participations between lenders.

Twelve years in the San Francisco Bay Area. Started in mortgage banking business as a residential loan solicitor shifting to income property loan production after three years. Typical loans were $1-10 million for institutional correspondent lenders.
